Job Duties:

***RFI response*** Performance of preventative maintenance, repairs, and troubleshooting on air conditioning, ice makers, and plumbing, electrical, and other building systems, conducting general repairs on furniture, fixtures, appliances, electrical systems, and building structures consists of inspecting indoor/outdoor HVAC equipment for wear, damage, and proper operation, cleaning condenser coils, replacing/cleaning air filters, inspecting condensate drain lines and clearing blockages, inspecting ductwork for leaks/damage, checking and tightening electrical connections, inspecting fan motors/blower assemblies, diagnosing thermostat malfunctions, and communicating findings to HVAC and electrical professionals, inspecting ice makers for proper operation, cleaning/sanitizing ice machines, cleaning or replacing water filters, inspecting water/drain lines for leaks or restrictions, and repairing/replacing damaged tubing or fittings. Additional duties include repairing/replacing leaking faucets, valves, and toilets, cleaning clogged drains, replacing damaged switches, receptacles, and light fixtures, replacing lightbulbs and landscape lighting, testing emergency lighting, exit signs, fire extinguishers, smoke and carbon monoxide detectors, identifying and repairing minor electrical faults, inspecting doors, windows, locks, and hinges for proper operation, inspecting drywall, ceiling, flooring, and trim, replacing damaged ceiling tiles and weather stripping, inspecting gutters, downspouts, handrails, stairs, ramps, and guardrails, inspecting minor concrete, masonry and pavement defects, and responding to routine maintenance requests. Additional duties include assembling/disassembling or repairing broken chairs, tables, stools, desks and cabinets, replacing loose/damaged hardware, installing/repairing/removing wall mounted fixtures, shelving, signs, and mirrors, repairing/replacing door hardware, window blinds, mounting brackets, and curtains, repairing/replacing broken/defective belts, switches, knobs and filters on appliances, inspecting appliances and coordinating repairs, resetting circuit breakers, replacing fuses, installing faceplates, repairing drywall, patching holes/cracks on ceilings and wall surfaces, and repairing mold/trim, railings, and handrails. The tools/equipment used to perform these tasks are temperature gauges, wet/dry vacuums, screwdrivers, wrenches/pliers, hammer, tape measure, utility knife, drain cleaners, soft brushes, garden hoses, air filters, cloths, tubing, extension cords, ladder, paintbrushes, drywall repair tools, caulk gun, outlet tester, flashlight, tape, wire connectors, level, drill, saws, putty knives, joint compound, sanding blocks and paper, wood filler, paint, paintbrushes and rollers, paint trays, buckets, and paint stirrers. ***Original*** Facilities Maintenance Worker will be responsible for performing preventative maintenance, repairs, and troubleshooting on air conditioning, ice makers, plumbing, electrical, and other building systems, conducting general repairs on furniture, fixtures, appliances, electrical systems, and building structures, including patching and painting. Facilities Maintenance Worker will also be responsible for performing routine inspections on equipment and facilities to identify potential issues and ensuring compliance with safety and legal standards, responding to critical facility-related emergencies, such as power outages or equipment failures, maintaining detailed maintenance logs and manage records related to repairs and maintenance schedules, and working with other departments to address maintenance needs and manage project activities. The Facilities Maintenance Worker will be required to lift fifty (50) and occasionally up to one hundred (100) pounds and work in various conditions, including heights, adverse weather, and small spaces.
